South 13th Street Affordable Homes Project

The South 13th Infill Homes project was initiated by a homeowner who, upon relocating for work, sought to remove their property from the speculative market and ensure it contributed to long-term community benefit.

Front Step Community Land Trust is partnering with Habitat for Humanity to acquire the site and develop two three-bedroom townhomes that will remain permanently affordable to households earning up to 80% of the area median income.

Grant funds will support land acquisition at a reasonable market price and critical predevelopment activities to bring these homes to fruition.

Projected timeline is as follows:

  • Summer–Fall 2026: Secure funding, complete environmental review, and close on land 

  • Fall 2026–Winter 2027: Complete predevelopment activities including site planning, design, and permitting

  • Spring–Winter 2027: Begin and complete construction led by Habitat for Humanity

  • Early 2028: Complete homebuyer selection, income qualification, and sales to eligible households, with ongoing stewardship by Front Step Community Land Trust.

  • Summer 2028: Support homebuyers with moving in.
